My commitment to you as your buyers’ attorney is to ensure that your purchase goes as smoothly and seamlessly as possible.  The purchase of a home can be an overwhelming process, whether you’re a first-time buyer or you’ve done it before, and my goal is to ease the burden as much as possible.  If permitted by your lender, I can also serve as the closing attorney for the transaction, in which case there is typically no additional charge for my buyers’ attorney services above and beyond the closing attorney fees that you would be paying whether you hire your own attorney or not.  Though every transaction is unique, the following is a list of the primary tasks that I will handle as your buyers’ attorney:

  • Review the Offer to Purchase (if applicable)
  • Negotiate the Purchase and Sale Agreement
  • Title rundown to prepare for possible title issues
  • Review Draft Deed
  • Monitor compliance with Financing Contingency
  • Review Financing Commitment with Buyer and Lender regarding conditions prior to expiration of Financing Contingency to ensure that what you have is truly a “clean” commitment
  • Review documents prepared for Buyer signature by Settlement Agent
  • Review documents prepared for Buyer signature by Lender
  • Review HUD Settlement Statement
  • Attend the closing
