My commitment to you as your sellers’ attorney is to make sure that your sale goes as smoothly and seamlessly as possible. The sale of a home can be an overwhelming process, both emotionally and logistically, and my goal is to ease the burden for clients as much as possible. One way that I do that is to always, at no extra charge, be available to attend the closing on your behalf and be able to sign any necessary closing documents under power of attorney. Though every transaction is unique, the following is a list of the primary tasks that I will handle as your sellers’ attorney:
- Review the Offer to Purchase (if applicable)
- Negotiate the Purchase and Sale Agreement
- Perform title rundown to prepare for possible title issues
- Order Payoff(s)
- Draft Deed
- Ensure the closing attorney has any authority documentation in cases where the seller(s) is / are a Trustee, Corporation, LLC, or other similar entity
- Review documents prepared for Seller signature by Settlement Agent
- Review HUD Settlement Statement
- Draft Power of Attorney (if applicable)
- Attend closing with clients if they wish to attend or on clients’ behalf in order to sign documents under power of attorney
